RESTRICTIONS

RESERVING, HOWEVER, unto the grantors, their heirs and assigns .

(A)   A right of way over, on and under the private roadway in the location and of the width as set forth on the aforesaid plan, and the right to alter and amend the course and/or grade of said private roadway, except that portion hereof on which the subject premises fronts for purposes of ingress, egress, regress, in common with others.

(B)   All gas, oil, minerals and mining rights whatsoever, provided, however, that the surface rights of the grantees shall not be disturbed not his, her, or their peaceful use and occupation thereof.

(C)   The exclusive right to dedicate the road within the aforesaid property lines as set forth on the aforesaid plan to public use without the jointure, release or consent of the grantee, his, her or their heirs and assigns, and said grantee, his, her or their heirs and assigns, hereby release all damages or claims whatsoever therefor and therefrom resulting.

(D)   The right without further assent or permit from the grantee or his, her or their heirs and assigns, to grant to any public utility company, municipality or water company an easement or a right of way granting the right to erect an lay or cause to permit to be erected, laid, maintained, removed or repaired  in the road on which the  land to be conveyed fronts, and also on and over the 10 feet of each lot parallel and adjacent  to said road and also on and over the 10 feet parallel and adjacent to any lot line not coincident with the boundary of said road, electric lights, telephone and telegraph poles and wires, T .V aerial lines, water , sewer, gas pipes and conduits, catch basins, surface drains, and such other customary and usual appurtenances as may from time to time in the opinion of the grantor, their heirs and assigns or any utility company or municipality ,be therein.

(E)    There shall be no installation of mobile homes or travel trailers on subject parcels to be used as permanent or temporary residences.

The grantor reserves for themselves, their heirs, assigns, agents and nominees, the right (but they do not assign obligation) to install, erect, construct, maintain , repair and replace: wires on poles , guys and supports attached thereto, conduits, electricity,

telephone lines, TV aerial service wires, water pipes and line, sewer pipes and lines, and gas pipes or lines in., on or over the road on which the land to be conveyed fronts and also on and over the 10 feet of each lot parallel and adjacent to said road and also on and over the 10 feet parallel and adjacent to any lot line not coincident with the boundary of said road.

TOGETHER WITH unto the grantee (s) herein, his, her , their  heirs and assigns, in common however, with the grantor herein, its successors and assigns, the right and privilege to use the private roadways as set forth on recorded plates of Twin Lakes Woods for purposes of ingress, egress, and regress from the public road to the above described premises, and as a means of access to Big Twin Lakes and the right and privilege to use Big Twin Lake swimming, fishing, boating and other recreational  purposes.
